How does billing work? Is there a guarantee?

Signup is card-free — your community is created and goes live right away with no card on file. Free for your first 90 days — no card required, and we set your community up with you. During the trial the Anthoam team works with you hands-on to get everything set up, including dues collection, and billing begins when the trial ends. You can pause instead of canceling to keep your setup, and after you cancel your data and files are kept for a retention window — to reactivate or export — and then permanently deleted. How does pricing work?

One plan, priced per community: your community pays a single monthly price made up of a flat base plus a small per-door component, with the full platform included — nothing gated, no setup fees, no contracts. Choose the billing term that fits: monthly, every 6 months, or annual, with the longer terms discounted. How does Anthoam make money?

We earn revenue from monthly platform subscriptions, a small payments fee on dues payments, and referral or orchestration fees from optional services like building audits, the Capital Loan Marketplace (introducer-only — Anthoam does not originate loans), and project management. Services are entirely optional — there's no pressure or upsell built into the platform.

Are there any hidden fees?

No hidden fees. Your subscription is the only recurring charge from Anthoam. When residents pay dues through the platform, a small payments fee and Stripe's standard processing fees apply — passed through at cost, with the exact rates spelled out in our Terms.

Does the price change if a manager runs our community?

Accepted Answer

No. The price is per community and stays the same whoever holds the Manager seat — a volunteer board, a bookkeeper, an independent manager, or a property-management firm. Your community always owns the account, the bank connection, and the books.

Can I change my billing term later?

Accepted Answer

Yes. You can switch your billing term (for example monthly to annual) at any time from your billing settings, and your bill adjusts automatically as your door count changes. Changes take effect on your next billing cycle and are prorated automatically.

Can I cancel at any time?

Accepted Answer

Yes. You can cancel your subscription anytime — no contracts, no cancellation fees. You can also pause instead of canceling to keep your setup. After cancellation, your data and files are kept for 90 days (to reactivate or export) and then permanently deleted. If you've engaged a professional service, the terms for that specific engagement will be outlined upfront before you commit.

Do you offer discounts for nonprofits or annual billing?

What payment methods do you accept?

Major credit cards and ACH bank transfers via our secure payment processor, Stripe. For owner-facing payments (dues, assessments, fees), residents can pay by card or ACH directly from their portal.

Do residents pay anything?

Accepted Answer

No. Residents and approved vendors access Anthoam for free. They can view announcements, submit maintenance requests, reserve amenities, vote, and pay their dues — all without any subscription or fee. The subscription is paid by the property manager or HOA.

How do the professional services work?

When your community is ready for a building audit, a Capital Loan Marketplace introduction (Anthoam introduces accredited third-party lenders — we do not originate loans), or project management support, you can request it directly through the platform. We'll match you with vetted partners and orchestrate the engagement; the partner contracts directly with you. There's no obligation to use any paid service.

Does Anthoam replace a property manager?

Only if you want it to. Anthoam puts the tools a management company uses directly in your board's hands, so many communities self-manage end-to-end. If yours needs a full-time independent manager, they take the Manager seat at no extra cost — they handle the day-to-day while your HOA keeps the money, the decisions, and the data.

Is there a mobile app?

Anthoam is mobile-first by design and works on any modern browser on phone, tablet, or desktop. Native iOS and Android wrappers are on our roadmap.

Where is my community's data stored?

Accepted Answer

All data is stored on encrypted, managed cloud infrastructure in the United States, with automated backups.

Who owns the data?

Accepted Answer

Your community owns its data. Records like financial ledgers and event attendee lists can be exported as CSV from the platform, and you can request a data export from Settings at any time. If you cancel, your community's data stays available to export for 90 days before deletion.

Is Anthoam compliant with privacy laws?

Our Privacy Policy provides CCPA and GDPR rights — access, correction, deletion, portability, and opt-out — and our practices are designed to align with those laws and with Fair Housing requirements. See our Privacy Policy and Terms of Service for details.

How do you handle payments and PCI?

All payment card data is handled by Stripe, a PCI-DSS Level 1 certified processor. Anthoam never stores raw card numbers on its own systems.
